Mosquito control planning for a river-edge luxury apartment in Santacruz
Site-specific problem statement
With the Mithi river on both sides, mosquito breeding pressure was naturally higher around the society edge, and the impact was felt in everyday movement areas. Residents and visitors experienced discomfort around the entry gate and driveway, the lobby approach, garden zones, and shaded pockets near the basement ramp and ground floor edges.
Tailored solution
Based on this mapping, we designed a custom deployment plan:
Periphery planning considered the riverside pressure and nearby resting pockets that affect shared outdoor areas.
What Residents and Visitors Experience
- Easier entry and lobby movement without constant disturbance in common areas.
- Better comfort while using garden spaces for daily walks and family time.
- Less hesitation around basement and ground floor transition points.
- A calmer outdoor experience for visitors during arrivals and short waits.
What the Facility Team Observed
- 84% reduction in mosquito density, as recorded.
- More stable control across the periphery influenced zones near the river edge.
- Reduced mosquito activity in key shared areas like the garden, lobby approach, and ground floor zones
- Outdoor mosquito control stayed manageable for day-to-day facility operations.
The riverside location was creating daily discomfort for residents, especially around the garden and lobby approach. After deployment, the common areas feel much more usable.
Prasad Kulkarni, Facility ManagerWe needed a mosquito solution that works across resident movement zones without disturbing daily operations. The placement approach was practical and well planned.
Ayesha Khan, Society ManagerEarlier, we received more feedback from residents during evening hours. Now the comfort level in shared spaces is clearly improved.
